Compare removal quotations on the same basis
A price for coating removal alone is not directly comparable with a price that includes taking down the backing ceiling, preparing the room and making good. Ask each quotation to identify the material, area, access arrangements, protection, waste handling and intended finish. Where the information is incomplete, understand what must happen before the price can be confirmed.
Do not assume a very small room needs only a very small preparation allowance. Fixtures, access and the material's condition still matter. Equally, not every textured-coating job requires a licensed contractor. The category must follow the material and task assessment, including any asbestos insulating board behind the finish, rather than a blanket statement used to justify a price.
Keep the property record useful after the job
Ask what completion and waste documentation is included and retain it with the original survey and quotation. Identify any asbestos-containing coatings left in place so that future maintenance is planned using the correct information. A contractor completing one room does not establish that every ceiling in the property is free of asbestos.
Before re-letting or reopening the room, agree who confirms that the asbestos task is complete and who finishes the building work. Boarding, plastering, painting and electrical testing may sit under separate contracts. Keeping those responsibilities clear helps the landlord or premises manager understand what is ready, what remains and what information needs to go to the next contractor.
